<p><span style="font-size: medium;">The first speaker is <strong>Scott Selig, Associate Vice President for Capital Assets and Real Estate at Duke University</strong>.  Scott is charged with developing the overall real estate strategy for space leased by Duke University and the Duke University Health System.  The portfolio managed by the Real Estate office contains more than 220 leases covering 2.5 million square feet of office, medical clinic, laboratory, and warehouse space.  Scott will be talking about the current and future plans for the Duke Real Estate office.  Scott has been a real estate broker, developer, and investor.</span></p>
<p><span style="font-size: medium;">Our second speaker is <strong>Christine Ryan, Ombudsman, Office of the Commissioner for Small Business, NC Department of Commerce</strong>.  Christine has a wealth of information about resources that are available for the solo-preneur and small businesses, yes even real estate investors.  Come with your “Where do I find?” or your “Who should I contact?” questions.  Christine is a wealth of information.</span></p>

<p>The recovery keeps marching on, and we&#8217;re likely to see more of the same in coming months. What&#8217;s most reassuring about the statistics in the past six months is that they&#8217;re consistent; we&#8217;re not seeing jobs up one month, down the next, or car sales strong in January, weak in February. It&#8217;s a real recovery.   The big missing piece of the recovery, so far, is real estate, where there are 3 million fewer jobs than at the height of the boom. But that will change in the next year. Our Housing Demand index, which went into Contraction in mid-2006 and stayed there for 64 months, has finally switched to Expansion. The index is tied to hiring by single-family home builders, mainly small operators who are very sensitive to demand in their local market. I think we&#8217;ll see a strange housing market for the next couple of years, where foreclosures and vacancies continue at the same time as new construction grows rapidly.   The details of the March job figures confirm that business is picking up because consumers are buying again. Jobs increased 2 percent in manufacturing in the past year, including 8 percent in the auto industry. Jobs were up only 1 percent in retail, but 3 percent at restaurants and bars. Temporary jobs were up 9 percent and health care jobs 2.5 percent. The only main sector lagging behind was government, where jobs decreased 1 percent, largely at the local level.   The unemployment rate also ticked down to 8.2 percent and could easily be 7.5 percent in six months.</p>

<p>Local Market Monitor is the only publisher of Local Capitalization Rates for residential properties.  Included in each market report are Local Capitalization Rates, Local Market Risk Premiums and national information on the Target Capitalization Rate.</p>
<p>How to act on the data:</p>
<p>The Local Market Risk Premium is used to help determine the market price of a residential property in view of the risk in the local market. The price of a property needs to be discounted sufficiently to produce a yield that includes the risk premium. If an investor might ordinarily expect a yield of 6 percent from a rental stream but the risk premium in that market is 2 percent for example, the price of the property must be discounted enough to achieve a yield of 8 percent.</p>
<p>The &#8220;market price&#8221; is often taken to be what a comparable property has recently sold for, but this assumes the previous sale was priced correctly. The &#8220;market&#8221;, especially in real estate, is often very bad at including the correct amount of risk in the price [as we saw with the real estate bubble].
