TREIA WEST Subgroup

The topic for Monday July 25th is how to secure your vacant property. Tim Masters will present for about 30 minutes. We will then open the meeting for questions and discussion. At this Monday’s TREIA West meeting, Constance Stancil, the Director of Neighborhood Improvement Services for Durham, will be returning to talk about the proposed Periodic Rental Inspection Program.
She’ll also cover the Boarded Structure Remediation Program and talk about incentives for Investors to rehabilitate some of these homes in Durham.

This month’s TREIA West meeting will be held on Monday 2/28 at Golden Corral RTP. Be sure to add this one to your calendar as our speaker will cover the new Nc offer to Purchase and contract. On January 1, 2011 a new contract form was rolled out, which includes a lot of changes affecting due diligence dates and other items affecting real estate purchases. As investors, you should be aware of these changes so that you’ll know how to write competitive offers and what to expect from buyers’ offers when you selling a property.

Tony Craver is a 10 year participant on the NC Realtor forms committee and will be present to walk you through the new contract, and answer any other forms questions you may have. His bio is below. We look forward to seeing you on the 28th!

Beau Dawkins, a prominent multi-family invester in TREIA, spoke to TREIA West about “surviving the cash flow game”. Beau says he is “constantly looking for opportunities to squeeze out cost and increase revenue” and took questions from the group on how to handle tenant screening, maintenance, policies, procedures, and more.

Beau Dawkins is the owner of Dawkins Properties, LLC and Carolina Commercial Management, LLC. He owns and operates roughly 150 apartments in the Raleigh area and a Car Wash Facility in Asheville, NC.
