Meet others interested in investing in the southern parts of Wake, Harnett and surrounding areas. Chat, share and learn! Whether you’re a more seasoned investor wanting to expand your network, or a newbie thirsting for helpful tips, you’ll be most welcome.

 This month come meet Ingrid Ruiz, a North Carolina Certified Property Appraiser.  Ingrid will talk about the value of your investment home and how you can improve it while you rehab it.  She will also discuss interesting things like how much additional value a finished basement can add to your home and how to calculate that value before you spend the money.  After Ingrid finishes her presentation there will be a Q&A with her.  Come and get the real deal about property appraisal and bring your questions.

Ingrid is a long time TREIA member and property appraiser in North Carolina.  She is also an experienced investor with many rental properties and lots of stories.

We are kicking the New Year off with a bang as Larry Williams, a developer and past president of TREIA, talks to us about his “Brag Book” which he uses to show lenders the projects he has done when approaching them for funding. Larry has a wealth of experience in this business and a wealth of information to pass on. Please join us at the Golden Corral on Dillard Drive, next to the BJs warehouse club in Cary on Tuesday January 3 for an interesting and informative meeting. TREIAFolks, this is the last TREIA South meeting for 2012.
 Our topic for December is Networking and to make it a special event we would like everyone to bring a present to the meeting. 
That present is your best piece of investing advice for other investors to benefit from.  We will have a “Who’s got what?” session with introductions and then a roundtable of investing tidbits and advice from everyone who attends so be prepared to share and learn.  Happy Holidays to all! TREIA South~ Nov 1… Don’t miss it!

The topic for September’s meeting at the Perkins Restaurant on Highway 64 in Apex is Proactive Maintenance and Student Rentals. The featured speaker will be Kim Warren who has many years of experience with self maintenance on rental properties. Kim will explain his Proactive approach to maintenance as well as speaking about student housing.

Real Estate in a Military Town

We’ve heard that the Fayetteville area is a great place for real estate investors, due to the military base realignment and potential growth. At our next meeting, Antonio Carr, a seasoned Fayetteville investor, will talk about the opportunities and caveats. In addition, he will cover special considerations when working with military personnel as buyers and renters, including such topics as:

  • Military status (AD, RD, Ret, Dep)
  • Mortgage loans for military
  • The influence of military chain of command
  • Rental payments
  • The black list in a military town

Real estate investing can be fun, profitable, surprising and rewarding. At the next TREIA South meeting, TREIA member and appraiser, Ingrid Ruiz will address the different types of value and what they mean to the investor. Market value is only one of them, the most common, but most investors will also look beyond the as-is value to assess their deals.

Ingrid will cover the importance of knowing what you are buying – valuation, how to measure a house, how to assess the neighborhood, and how to determine trends in the larger market. She will detail a few deals, some good, some bad, and some surprising. Risk is the invisible factor in any deal, but if it is assessed up front and accounted for, investors can use risk to their benefit.

Ingrid Ruiz is a Certified Residential Real Estate Appraiser; and a member of the North Carolina Professional Appraisers Coalition. She has a degree in Economics which proves helpful in sorting through market data and researching trends.

Ingrid began as a landlord over a decade ago. Since then she and her husband have rehabbed and retailed numerous homes; and own several rental properties. Ingrid appraises hundreds of residential properties each year in the Triangle and Triad areas for lenders, realtors, homeowners, and for foreclosure valuation. She says that every house has something teach, either in what to do, or what not to do.

The Realtor’s Role

representing different areas of the Triangle. They will answer such questions as:

    • How can a Realtor help in acquiring properties?
    • How can a Realtor help you sell your properties?
    • Should you get a real estate license?
  • Plus, we will take a look at the changes on the new NC Offer To Purchase form, especially the new “Due Diligence” clause. And some tips and strategies for getting your offers on bank-owned and other properties accepted
