Fred has been married for 27 years and has two teenage sons who have been home schooled since kindergarten.
He was in the insurance business for 27 years. His last position was Regional Vice President for American Fidelity, the 3rd largest privately owned insurance company in the USA. At American Fidelity, Fred also served American Fidelity as a Director of Marketing and earned many sales awards that gave him and his family an opportunity to travel the world (Hong Kong, China, Vienna, Whistler Canada, Hawaii 4 times, Cabo Mexico, Italy, Monaco, France, Prague, etc. etc. . .)
Fred left corporate America and established BetterOff Properties in January 2008. He started investing part time and spent most of that year getting an education. He purchased his first house in late 2008 and decided to make the plunge into full time real estate investing on April 1st 2010.
His real estate portfolio currently holds around 22 properties. Fred also owns a property management company called Paramount Realty Solutions. His goal is to be at around 50 properties in 3 years.
Fred is a TREIA board member and serves as TREIA’s legislative liaison and fund raiser for efforts to help pass real estate investor friendly legislation in North Carolina.
TREIA North subgroup is facilitated by Jan Wynns and meets the Second Tuesday of each month at Perkins Restaurant, located near the intersection of Capital Blvd and the Beltline (I-440). We gather at 5:45 to order dinner, eat and network; meeting begins at 6:30. After dinner people stay for more interaction with other real estate investors and service providers. This group began in 2006, and was originally called the “Rehab Subgroup.” However over the years the group has diversified, and we not only discuss topics of interest to “rehabbers” but have expanded our programs to include such topics as Creative Financing, Lease Options/Lease Purchase, Tenant/Landlord Relations and Management, Using OPM to Fund Deals, Wholesaling and Using Your IRA to Invest in Real Estate (to name a few recent or upcoming topics). TREIA members are free; guests are always welcome and are $10.

His investment purchases have ranged from from $31,000 to $226,000 with repairs costs ranging $4000 to $60,000.
Andy uses real estate options as a major focus of his investing activities; both passive and active investments. Options are used to capture profits and to form partnerships while limiting market risk and liability exposure.
Andy also actively manages more than a dozen investment houses and provides financing and consulting services for investors on deals in Wake and surrounding counties including Cumberland.
Andy firmly believes in the need for ongoing education and regularly attends seminars and workshops to improve and develop his investing skills. He also offers mentoring services for new investors and assists experienced investors with deal structuring.

Author & Teacher: Tim wrote Create A Great Deal, the Art of Real Estate Negotiating and Create A Short Sale, Your Guide Through the Short Sale Maze. Both books are endorsed by the prestigious Council of Residential Specialists (CRS) of the National Association of Realtors (NAR). He teaches the Comprehensive Short Sale Seminar approved by the North Carolina Real Estate Commission for continuing education credit. Tim has been a paid speaker at national conventions making presentations on real estate negotiations and short sales.
Trial lawyer: Tim was a trial lawyer with Young, Henrie & McCarthy and the Law Offices of John McCarthy from 1973 to 1975, where he represented cities, developers, citizen groups and environmental organizations in trials and appeals involving real estate. Tim is still licensed as a California Attorney and has been in good standing with the Bar since 1973.

Before starting his real estate investing career, Andy earned his M.B.A. from The University of North Carolina Kenan-Flagler Business School (KFBS) in 2007 on a full tuition fellowship. At KFBS Andy concentrated in entrepreneurship with a focus on real estate finance.

Did you know:
• You can get from $4,000 to $8,000 in down payment assistance for a buyer (at 0% interest, re-paid upon sale or refinance)?
• How about a loan through NCHFA (North Carolina Housing Finance Agency) at low, low rates for your workforce homebuyer? (And, according to my notes, NCHFA has a new home purchase program that offers a $25,000 *forgivable* loan through a New Home Loan Pool — come see if my notes are accurate!)
• That there are areas within the City of Raleigh where the City is encouraging stabilization of inner city neighborhoods experiencing transition (property disinvestment, increasing single family rentals, aging population) where a buyer can purchase a home for 0% interest on a first mortgage (income limits apply)?
• That the City of Raleigh will lend a second mortgage up to $20,000 (based on need) that is repaid by buyer Years 1-5 at $25/month (principal only payments); years 6-30 monthly principal and interest at 4% amortized over remaining 25 years? (First mortgage through participating private sector lending institutions.)

She is quite knowledgeable about accessing down payment assistance programs and providing buyers a way to secure a home of their own when they thought they might not have been able to afford it. Beau Dawkins Speaks at TREIA North

Beau Dawkins is our speaker. He is a long-time TREIA member (but not too long, I think he is only 33 years old!!) and has done an amazing job investing in real estate, amassing quite an impressive investment portfolio. He spoke at TREIA West last month and attracted a record crowd! I understand there are many who attended TREIA West who will be coming back to hear Beau again! There will be a brief meeting prior to Beau’s presentation to give more time for him and Q&A. See you there!
At a Glance
Beau Dawkins is the owner of Dawkins Properties, LLC and Carolina Commercial Management, LLC. He owns and operates roughly 150 apartments in the Raleigh area and a Car Wash Facility in Asheville, NC. After finishing a Masters degree in Systems Engineering at NC State, he took a job with IBM. While working at IBM, he began buying small apartment buildings as an alternative investment strategy to the stock market. By 2005, he grew his real estate holdings to the point that allowed him to pursue real estate investing full time. While Beau subscribes to the buy and hold approach to investing, he has also participated in numerous short sale pre-foreclosures, foreclosures, and rehabs.
Surviving The Cash Flow Game
Each day I wake up thinking of ways to drive cash flow from my investments. I am constantly looking for opportunities to squeeze out cost and increase revenue. This was driven into me from the beginning. I have learned this business from a true real estate veteran. This man has not written any books and does not offer any boot camps. For the last 35 years, he has been going about his business making millions upon millions in real estate. He showed me early on that there are people who will make it in this business and there are people that don’t. Those that make it, those that survive are almost guaranteed to amass wealth. So what can we all do to constantly increase the odds that we end up on the winning side?
