AC Johnson, TREIA current President and active member since 1997 bought his first property in SE Raleigh in 1988 and since has remained active in the business to date….during the best of times and the more challenging of times, yet keeps a-Goin’. Since 1999, he has had an opportunity to share his personal experiences and the basics of how to do Real Estate Investing with over 20,000 others in Real Estate Educational Environments.

Our guest speaker this month is Tim Masters – a TREIA member and a successful investor. Tim will share with us his experiences over the past 3 years, from being a newbie and just starting out to flipping multiple properties and just recently purchasing a multi-unit apartment!
Here are some of the highlights of Tim’s investments –
- Dec 2007: Bought SFH on 2.5 acres in Wake Forest
- June 2008: Bought and rehabbed 3 Single Wide Mobile Homes
- Oct 2008: Bought a Mobile Home Park in Efland with $50k Private Money for the deposit and a $150k Bank Loan
- Dec 2008: Bought SFH in Lenoir
- In 2009: Bought and Sold 5 SFH
- Nov 2009: Sold 2 Lots in Wake Forest off of the 12/07 Purchase
- In 2010: Bought 10 and Sold 9 SFH
- Dec 2010: Closed on Duke St. Apartments

Come and learn to how to research properties, inspect them, determine cost of repairs, make the offer, rehab them, and then flip or rent them. TREIA member Ingrid Ruiz will discuss the key elements in doing your first deal.
Ingrid began as a landlord nearly a decade ago. Since then she has become a Residential Real Estate Appraiser; rehabbed and retailed numerous homes; and she is a landlord with several buy and hold properties. She and her husband, John, are acquiring more rental properties including multi-family dwellings. She appraises 1-4 family residential properties in the 12 county Triangle and Triad area.
She and John primarily use commercial lending for their rehabs, and investor mortgages for their rentals.
She previously served on the Education Committee for TREIA and is a member of the NC Professional Appraisers Coalition.
