The recovery keeps marching on, and we’re likely to see more of the same in coming months. What’s most reassuring about the statistics in the past six months is that they’re consistent; we’re not seeing jobs up one month, down the next, or car sales strong in January, weak in February. It’s a real recovery. The big missing piece of the recovery, so far, is real estate, where there are 3 million fewer jobs than at the height of the boom. But that will change in the next year. Our Housing Demand index, which went into Contraction in mid-2006 and stayed there for 64 months, has finally switched to Expansion. The index is tied to hiring by single-family home builders, mainly small operators who are very sensitive to demand in their local market. I think we’ll see a strange housing market for the next couple of years, where foreclosures and vacancies continue at the same time as new construction grows rapidly. The details of the March job figures confirm that business is picking up because consumers are buying again. Jobs increased 2 percent in manufacturing in the past year, including 8 percent in the auto industry. Jobs were up only 1 percent in retail, but 3 percent at restaurants and bars. Temporary jobs were up 9 percent and health care jobs 2.5 percent. The only main sector lagging behind was government, where jobs decreased 1 percent, largely at the local level. The unemployment rate also ticked down to 8.2 percent and could easily be 7.5 percent in six months.

How did you get started in real estate investing?
I originally moved to North Carolina for grad school and was in the Keenan Flagler Business School at UNC. I was either going to take a marketing job or a consulting job, neither of which seemed exciting. I remember thinking that my parents are in real estate back home back in Chicago, and I always thought I would do with the way they did it, which was have a job and invest on the side. When I came out and wasn’t excited about job prospects, I knew that I had to feed myself and keep clothes on my back. I thought, “I can take a chance”, and I just decided to do real estate full time. North Carolina Fair Housing Act and Children

The other day one of my clients called and asked the following…
QUESTION:
“Can I refuse to rent a North Carolina property to a tenant because they have too many children?”
ANSWER:
No. You may limit the maximum number of occupants, but you may not specifically limit the number of children. Limiting the number of children is a violation of the State Fair Housing Act. It is considered discrimination based on “familial status.”
