President AC Johnson, signing off

TREIA PresidentHello Everyone,

2012 is upon us….hard to believe my two year term as TREIA’s President is ending….what a great opportunity to work with some terrific volunteers…many times for the best and sometimes a bit of a challenge…in it all though, Grandma’s words of wisdom prevailed, okay, almost always….”Be careful how you treat folk baby, you never know who they know; when you will need them; and when you might see them again.”  Much of that is what caused me to focus on getting the majority of the Past Presidents and a select few others to work on TREIA’s Code of Ethics.

So, let me introduce you to your new Board of Directors: Read More→

This year at the TREIA holiday party, held at the North Raleigh Hilton on Tuesday, December 13th, not only was there networking, but there were door prizes, dancing and general hilarity with over 100 investors in attendance.

A silent auction was held for some items, but others were just given away. Russell, Goetcheus & Associates gave every attendee a poker chip worth $100 off any legal service. There were also educational materials for investors, coupons, and even breakfasts given away from the following sponsors:

Dave Lindahl
Rich Dad
Robyn Thompson
Dave Ramsey’s Financial Peace University
North Raleigh Hilton
Brasa Brazilian Steakhouse
Brentwood Carpets
Royalty Carpets
Praet Law Firm, PLLC
Maitin Law Firm, PLLC

Hope to see you at next year’s bash!

We sit down with Tiffany Elder, long time TREIA member, former member of the Board of Directors, and presenter at this weekend’s Historic Preservation and Tax Credit class.

How did you get started in real estate investing?
I originally moved to North Carolina for grad school and was in the Keenan Flagler Business School at UNC. I was either going to take a marketing job or a consulting job, neither of which seemed exciting. I remember thinking that my parents are in real estate back home back in Chicago, and I always thought I would do with the way they did it, which was have a job and invest on the side. When I came out and wasn’t excited about job prospects, I knew that I had to feed myself and keep clothes on my back. I thought, “I can take a chance”, and I just decided to do real estate full time. The other day one of my clients called and asked the following…

QUESTION:
“Can I refuse to rent a North Carolina property to a tenant because they have too many children?”

ANSWER:
No.  You may limit the maximum number of occupants, but you may not specifically limit the number of children.   Limiting the number of children is a violation of the State Fair Housing Act. It is considered discrimination based on “familial status.”

The State Fair Housing Act provides in pertinent part:
N.C. Gen .Stat. § 41A?4. Unlawful Discriminatory Housing Practices (as excerpted):

This Tuesday! Safety and Your Awareness

Posted by: | Comments (0)
TREIA will have representatives from Allstate Insurance; Raleigh Fire Marshal Office; Tattletale Alarms; Raleigh Police Department and Guardian Fire & Safety, LLC to discuss the different aspects of life personally and professionally that you can increase Safety and your Awareness.

RFD:  Ronald Campbell, Fire Prevention Coordinator/Deputy Fire Marshal, City ofRaleigh Fire Depart.:Ronald has been around the fire service his entire life having grown up in Sanford, NC the son of a fire chief.  He graduated from the UNC at Chapel Hill earning a degree in political science.  He returned to Sanford where he remained active in the fire department and eventually, he and his wife began working in Raleigh and relocated toCary.  Here, he taught middle school and high school history for several years.  He returned to school earning a master’s degree in school administration and then serving as an assistant principal.  Today, he is with the Raleigh Fire Department coordinating the city’s fire prevention programs; departmental website with current events; developing new initiatives; assisting in consultations and inspections with fire inspectors; and finally, he hosts the department’s television program.  He is a husband to Erin and the father of two daughters, Emma and Rachel.

In his reply, he states he can speak about fire safety or any other pertinent information we feel a need for…..while on the panel, please ask those questions pertinent to you and your business.

RPD:  Gordon Kellar, North District Crime Prevention Officer Raleigh Police Department Office:Officer Kellar is the North District Crime Prevention Officer and served with the department over 20 years in various capacities.  His experiences and vocational education over his decorated career make him an authority on all matters pertaining to Crime Prevention.

Individuals often think of crime prevention when securing their home.  Often however, people overlook crime prevention when examining their place of employment and/or business.  Just as with a residence, businesses can take simple steps to ensure the safety of their employees, as well as protect property on site.  Simple, cost-effective measures such as restricting access to offices, drafting an emergency plan and improving the landscape of the work environment will greatly raise the level of security at a place of business.  Though security versus customer service can be a delicate balance, improving security can create a more inviting atmosphere for customers.  During the presentation by the Raleigh Police Department, these topics and others will be addressed, all centered at improving security through environmental design.  The officer attending the meeting will also be eager to address any questions or concerns you may have regarding this topic.

Tattletale Alarms:  Daniel EasterThis is the first transportable cellular security system with high performance wireless sensors as a DIY whenever and wherever you want protection.

“We sleep as much as crime. Never.”

tattletale™ believes in right-sided business and that means treating you like you’re always brand new. Say goodbye to auto-renewals and long term contracts. We ask permission to tattle, every year. You choose your duration of monitoring (by the month or purchase a bundle of time); and if you have a job wrap up early, bank the leftover time for your next job.

And the moment someone tries to steal something from your site is the moment we live for. Here’s how it’ll play out… the thief triggers the alarm (he should know better with a tattletale™ sign), the base unit makes the call in .6 seconds, the signal is received by tattletale™ dispatch at one of our certified locations, who then call whomever you’ve designated – you, the police, both? We can even monitor for smoke or temperature change, which triggers an instant call for a fire dispatch.

And the best part of Tattling is that we never rest; 24 hours a day, seven days a week, you’re protected.

Guardian Fire & Safety, LLC

Knowledge of fire and life safety issues has become an increasingly important concern for both private and commercial interests.  Guardian Fire and Safety (GFS) was created as a response to the growing need for a full service life safety provider.  Jim’s twenty years of experience in the commercial construction industry uniquely equipped him to offer effective solutions to this market.

The fire and safety industry is fighting hard to change building codes, improve residential and commercial living conditions, and mandate reform.  Guardian Fire and Safety is working with owners and managers throughout North Carolina in order to teach, train, and facilitate the proper use of fire equipment. GFS also informs its customers of safety codes and regulations which help them avoid unnecessary law suits and most importantly, protect lives.

GFS sells, services, maintains, and trains for the use of fire extinguishers, emergency lighting, suppression systems, smoke, heat, and carbon monoxide alarms, along with 150 other life safety products. GFS is positioned to annually service over 10,000 customers in NC with trained employees in emergency management.  GSF’s most ambitious project to date is a 20,000 square foot facility that discharges a fire extinguisher every few weeks!
